That’s exactly what I plan to do- thank you so much for the insight! Can I ask what draws you to penn hills?? I’m currently looking to invest (more than likely) on the East or southern side of Pittsburgh but Penn hills makes me nervous (probably because i use to live there & have some experience in the area). Do you do single family or multi? I’m interested to hear your experience!

I’m looking for multifamily (2-4 units) & part of my larger issue is not being able to really nail down a specific part of Pittsburgh. I’m from the East so it makes the most sense to start with where I’m familiar, but that’s my purpose for looking for this info- to find an area to hopefully find the most appreciation. I’m not as concerned about off market deals (I think that’ll get a bit overwhelming).

But my main purpose of wanting to track is both to make sure I’m getting a good price that makes sense & to nail down a more definitive area to drive for dollars, do mailings, whatever it may be.

I'm a newbie investor from Pittsburgh & I'm looking for my second property but am not sure in what area of Pittsburgh I want to buy (first is in the West mifflin area of Pittsburgh). I'm wondering if anyone from PA can give me an efficient way of tracking sales. I'm not an agent & cannot see sold properties on the MLS. My thought is to notate when a property goes contingent & then waiting for the allegheny co website updates with the new owner (& purchase price)- but I'm REALLY hoping there's an easier route. Thanks all!

@Filip Reutov congrats on your first deal! I would absolutely check your local landlord/tenant laws before doing anything. I was in your situation a few years back- I didn’t have them fill out rental applications, but instead treated it as a lease renewal. Both parties agreed to signing a new lease with me & I completed an inspection (highly recommend this step) at the time of lease signing. I know often times you are legally bound by the lease currently in place with the previous owner, which is why it’s important to read the laws or even consult with an attorney. Hope this helps!

I purchased my first multifamily three years ago & am finally ready to house hack my second purchase. I’ve joined a few local real estate Facebook groups, but what are some other good ways of gaining local market knowledge in this new Covid era ?! I have a 7 year old daughter & need to make sure the neighborhood is acceptable, so I want to get as much information as possible!

@Justin Reed great advice!! I'm looking to do direct mail, but am getting an FHA so I need one unit empty- do you think I could still take the direct marketing route even with this stipulation? Do I put it directly into my letter or have that discussion when/if they call?

I'm currently house hacking my first deal & have finally saved up enough money to repeat the process! I'm looking in Pittsburgh where it's difficult to find a cash flowing deal through the MLS. My question- is it possible to do direct mail marketing while having a requirement of one vacant unit to purchase (I plan to do an FHA loan, which means i have to live in the property). Do I send out mailers & bring it up during the initial discussion? Seems awkward, but I'm willing to do whatever it takes! Just looking for some opinions. Thanks all!!
