yes - avoid Airbnb!!!!  Vrbo has proven better for us.  Airbnb gives you far less control, and getting deposits for damages is near impossible.  You need a good solid team of professionals - but a lot of profits potential.  

What lender would all This?  All I’ve spoken to we’d have to have a 40% debt to income ratio and keep it under 50 after next purchase 

the properties are are Colorado, Arizona, and Oregon.  Montana is technically our state of residence.

We currently own 5 properties, all have equity  with less than 80:20 loan to value.  One inpaticular has 30% loan to value currently.  We live minimally off the income they generate currently on a sailboat.  would ideally like to pull some equity put in order to fund additional investments.  All 5 properties generate an income above all expenses including mortgage equity payment.  That said our income overall is around 30k and no bank will loan us money.  Is there a creative way to pull out the equity?  We can grab a job for a bit to continue outback investing / if need be... but wanted to ensure im not missing something.  

Or point me to a good article /blog!!

does a software exist that I can preset my perimeters and it will give me an excel sheet of data pulled together using the mls, vrbo, Zillow etc?

Example it will tell me rental estimate selling price etc.  all the things I’d gather to determine if a property is worth my time to research further.

I’m excited to learn!  We’ve gained some financial and life freedom through real estate investing.  We’re in our 30s and currently cruising the Bahamas on our sailboat with the kids!  

I’m enjoying expanding my research and learning in order to continue to grow our business when we’re back state side.  I have a passion for real estate.

We currently have 3 long term rentals, 2 vacation rentals.  We have remodeled a variety of other properties and done some flips as well.

Our current lifestyle leaves us more available than ever to throw ourselves into opportunities.  

Looking forward to learning how to improve on any/every aspect although my current focus is on securing private investors.
