We are buying it in our names. We will be living in this house. 

Also what is a HELOC?

We want to pay cash now so we can close faster as the loan we wanted we are not able to secure until Jan and we don't want to lose the house or wait that long anyway. We'd like to put that cash back in investments and get a loan afterwards. 

I have no mortgages out at all.

I am thinking of buying a house with cash and then taking out a mortgage. Are there any downsides to doing it this way? Benefits? Thanks
