Seems like you're heading in a great direction with all your podcast and book research. Keep it up. It also sounds like you want to start speaking the lingo and understand it even more (awesome).

I would recommend reaching out to all your local real estate agents via email stating you are eager to learn and want to help them with odd jobs and eventually be an assistant. This will be a numbers game, but I can guarantee someone will be awesome enough out there and let you in!

Sell yourself by telling them how passionate and fascinated you are with real estate. You have been studying for a YEAR already! That's more than most agents do before starting. Tell them how much you want to help them stage their houses, clean their listings, create handwritten notes for clients, get their coffee, drive around with them doing errands, run their social media accounts, grow with them, and offer suggestions and ideas with a younger/fresh outlook. 

Surrounding yourself with good agents will allow you to learn so much more valuable information by shadowing them and listening how they talk with other agents. This is GREAT to add into your success story.

As you know, it will take time. But by allowing yourself to get your foot in the door, you will eventually work your way up. Maybe you'll learn that you want to becoming an agent when you turn 18 or a developer, or learn you just want to invest. Being around and working for an agent is a perfect place to start regardless.

Hey Dock, thank you for the support. I decided to open the van up specifically to the traveling nurse community and it's worked fantastic. I chose them because they have the income, their contracts are typically around 3+ months, and they want the ability to travel on off days. What better way to do that than with this fun adventuremobile?

Purchase price: $8,000
Cash invested: $20,000

This was a fun and unique project I did with my partner. We took an old senior living shuttle bus and converted it into a sweet #vanlife conversion which is a lifestyle that has been trending for a while now.

What made you interested in investing in this type of deal?

I've wanted to do this for years! Traveling runs through my veins -my parents also traveled the states in their van in the 70's. So I kinda had to do it, right?

Last year it finally came to fruition. My partner and I had enough time to build out AND travel in our van for a few months.

How did you find this deal and how did you negotiate it?

While visiting the area looking at properties, we found the shuttle bus for sale in New Hampshire, so we snagged it immediately.

We knew that now was the time to shine. The owners bought it from the senior living center wanting to do a similar conversion but didn't have the time, they actually had it listed for $10k. We got them down to $8k and this beast only had 40k miles on it.

We stored our van and started our conversion 3 months later when we got back.

How did you add value to the deal?

We put in $20k, adding everything to live in here year round. Solar, propane for heater & shower, mini split, fridge that runs off DC, tongue & groove ceiling with puck lights, farm house sink with butcher block counter tops, full bed with storage underneath, 3 seatbelts connected to couch that turns into 2nd full bed, all electric is stored under bench, an induction stove top, fully furnished with pots, pans, and work out essentials, and our favorite part: A ROOFTOP DECK to enjoy the sites.

What was the outcome?

This beautiful beast -check my investments on my page for photos.

It's been cash flowing for about a year at $1,200 a month. And we plan to sell it for around $70k.

Not to mention we got to experience the outcome ourselves by traveling in it from New Hampshire to Arizona. We made an immense amount of stops along the way seeing National and State Parks, hiking and eating great food, and our main focus was climbing in South Dakota, Wyoming, Utah, Colorado and Arizona. Memories that will last.

Lessons learned? Challenges?

Lesson learned: should repeat this process 100X over again

Hello Michael, I'm unsure if you're referring to Mio or myself. My personal Hawaii 'investment properties' are focused on long term.

Hey Luke! I'm an agent in Hawaii. You're correct, Hawaii is good for long term investments. For house hacking out here, it really depends what you're looking for and how much you're willing to put into it. I recently closed a 1.5 mil duplex for my client who is house hacking and is on track for his goals. There are some perfect opportunities to buy cheaper single family or duplex homes to fix it up to make it cash flowing. I'd love to help you out if you have more questions.
