Good Morning! My husband and I would be interested in doing a ride along with you guys. 

Investing experience: Other than our own live in flips, we have not ventured from there. I have read every book I can on RE, financial independence, small business and any other book people on BP recommends. 

Learning: Looking to learn how to analyze deals faster. How to put our rehab skills to the best use.

Roadblocks: I have currently been in analysis paralysis for about a year now. Looking for a confident push in 2020 to pick up 1-3 sfh. 

About us: I am a nurse and he is a LEO in Denver. Both of our jobs are demanding and lack the flexibility we would like. He can retire in 5 years but rental income would be a large part of that success. We are fully committed to financial independence and have now gotten to the point of no debt other than our primary home. We have strong skills that would make us successful in RE, its just a matter of doing it!!!

Good morning BP! I was curious if anyone had any suggestions for books to read regarding a side hustle and tax implications. My husband and I both have W-2 jobs but this year we started an Etsy shop to create more income to fund our RE goals. Looking for any tax books that can help us optimize our situation! Thanks

I agree with many of these perspectives. I would get her involved in the podcast, listen together. Make it a date night! Focus on ones that highlight the financial freedom aspect of the process. You guys are the perfect age to do this before kids!! Once they come it is harder to house hack or live in a construction zone. Find out what her resistance is to your plan and of course see if there is any compromising. Maybe not a complete fixer upper but something the numbers will work for and she can tolerate the chaos.

I wish I started with my husband when I was 21, we would be retired by now! Biggerpockets money show has many female speakers with their perspective on raising a family and investing in real estate.

My neighbor has decided to sell us his house. We are not using a realtor for this purchase. We are in the Denver area, comps in this neighborhood are about 370-380 up to 420 for a fully updated house. His house has not been updated in the 25 years he has been in it. I have a few questions. Could we write an offer for 2% less than whatever it appraises for? He would be saving money by not paying out a realtor and we would get a below market price on the house. My second question is, would it be better financially to move into his home and remodel it and make it our primary home while renting out our current home. Or get his house updated and rented out?

Any suggestions well be helpful

He does still owe on his home, less than 10000, he has own it since 1996. I will more into that law as well.

@Tue Huynh-Nhut Vo This was incredibly helpful! I appreciate your thoughts. If we do not use realtors, can we negotiate below appraisal price for our final price? Or does a conventional loan need to match appraisal?

My next door neighbor is moving to North Carolina and I would love to buy his house. He would love to avoid showings and sell his place to me. This may seem like a silly question, but where do we start? Do we have to have a realtor to complete this transaction? Can I get a home appraisal, inspector ect without a realtor. This would be my first investment property. And finally how would we set up the loan with a bank? I appreciate your tips and time on these questions.
