Thank you! This helps a lot.

I recently became a licensed realtor, and I already had my rental property. I was told that I now have to use the TREC forms. The lease I had before, I purchased from RentPrep, and I really like it because it covers so many things. When/if the lease renews, do I have to switch to the TREC lease and forms? Also, to disclose to the tenants I am a realtor, do I just put that after my name on the lease? Thanks for any feedback!

Porcelain tile is the most durable, water resistant, and will last the longest. You can always have the grout cleaned or even clean it yourself.

I would talk to a lawyer. Some offer free consultations. They usually have the software needed to look up the information you have on the tenant to find an address.
