Thanks guys for the info @Chad Carrodus we split living between the 2 houses, but before that the ATL home was my primary home for 15 years.  So, we have short term rent it when we are at the FL home or traveling. My husband is afraid if we do the homestead exempt that it will affect his taxes/salary since we file jointly

Hi, we have 2 properties. One in FL (which we homesteaded) and one in GA, which was homesteaded for about 15 years until we purchased the FL property. My city in Atlanta (Brookhaven) just passed a law, end of last year, that you have to have a permit to short term rent the ATL home (which is fine) but to apply for this permit, you must be homesteaded.  I went to talk to the city and they just told me to get a Homestead Exemption from the county (Dekalb).  What I don't know is how this affects our taxes/income other than paying the rental tax. Does anyone know?  Thanks in advance for taking the time to answer.

I've actually done both, but typically when it's more than 2 people, pets, or kids are involved.  I'll do the minimum insurance $59 and the $300 refundable deposit.  It has worked pretty well.  I've had to keep parts of deposits a time or 2 for broken/ruined items.  One time I had to file a claim on my sofa (which the insurance didn't fully cover), so the $300 helped.
