So after some research I have a pretty long list of those I should be directly targeting with a mail campaign. A lot of people on my list I can find through the yellow pages, but some I do not know where to access this information. Can someone point me in the right direction of a reliable data service for the following:

Bankruptcy List

Eviction List

Divorce Lists

Tax Deed List

Fire Damage Property List

Probate List

Code Violation List

30-60-90 List

Out of State Owners List

Vacant Property List

Abandoned Properties

I am a newbie, I haven't even been able to get one property under contract yet. Any help is really appreciated. Thank you.

Thank you all so much for the warm welcome and wealth of information. @Aaron Norris @Chad Conrad @Joe Fairless do you recommend any publications as a guide for becoming a developer. I'm certain a newbie like me should do a few flips and own some rental property before jumping in with the big fish. But I would like to begin educating myself on how to approach it. I love Ted Smith and Jonathan Segal's work. I am hoping to move down to San Diego from Orange County. I would like to focus on Mixed use TOD and there is probably a lot more opportunity for that down there than in OC. I know they both have a web-series, but any suggestions on how to learn that business?

Hello BP, my name is Heather Medina, my background is in Architecture and I am new to the investing world. I filed for my own company, JH Venture Group, Inc. and I am eager to get started. I am located in Southern California and I am looking for properties to wholesale, flip, buy and hold, and eventually become the Architect as Developer.
