It depends of your preferences. If you want to save money buy an old home. If you want to save time in repairs and other kinds of hassles, buy a new home.

Have you googled if your county lists probates online? You can always check the Public Record Center website which lists counties who have online probate or other court records.

Both services are helpful. If you have enough money to pay the commissions and fees, hire a real estate agent. But if you want to get rid of commissions, contact a real estate investor or cash buyers in your area.

Careful finding bird dogs on Craigslist because most of them are just want to waste your time. If someone is very interested, don't hire him/her immediately. Do some screen interview and background check if he/she is truly qualified for the job.

To check crime stats in the neighborhood, try CrimeReports and MyLocalCrime. If you want to check what are the recreational spots, try Yelp. For transportation access, you should try WalkScore. I hope this helps.
