Well darn... Now I have to match color to house and the roof??? lOL. I think it would look fine, but...

Benjamin Moore paints has a tool you can use to see what it will look like in any color. Upload your pic and play with colors and see what matches the roof.

Well.... White is out! I was going to suggest what @J Scott suggested. In fact here is an example of the colors the came to mind. Taken from his website.

Staging services from what I found in my area want 5% of final sales price. Rent-A-Center wants about $150.00 a month for a living room & bedroom set. If your idea of decorating involves a man cave, you may want to go with the staging service.

A large majority of people can not envision a space that is empty. Doesn't have to be 100% live in ready, but something to give them the idea of what could be. Rent to own stores are a good source of furniture that your can return when you are through with it.

I wouldn't finance a trailer for 30 months, let alone 30 years. There really is no way for this thing to ever equal out, except of course if it were to burn the ground, even then you might have a gap.

If this house is in Texas (as you are), you CAN "claim" this this house through adverse possession. I am not 100% on the procedures, but I do believe that you have to live in and be able to prove that you have done so for 2 years, improve and maintain the property and take necessary steps to notify the last known owners. Google it.

An interesting concept, but I feel like I should have enough cash to cover the few day gap between paying the mortgage, and getting rent checks. Also, I have been really blessed to have great tenants who actually do pay on time or maybe on the second. It has not been an issue for me yet!

In my book nothing is ever on sale, it is always marked up first, and then there is the "sale" price which gives the buyer a perceived value.

Not sure if this applies to your situation, but I am dealing with a broker that I know is a crook right now. I went to the local DA's office and spoke with an investigator. Their advice was you would have to be able to show 8-10 incidents of this behavior (for them to take it seriously), take it to the local PD, then the case MIGHT get kicked up to the DA's office and local RE commission.

If you are the one being harmed and can win a civil lawsuit, most states have a recovery fund that will pay out on the judgment, and take it from the agent/broker''s commission(s) or assets, within a year of the judgment. Of course I found this out 4 years after my judgment was granted...

The police do not enforce civil law. If the DA wants to file a case or investigate a case, they have their own investigations division. Going to the police will get you no where.
