Leasing makes sense to me when it is a depreciating asset.  Let someone else carry the note (if you can get a decent interest rate) and write it off as a business expense.

I just talked to someone who bought a (much smaller complex) financing 80% with the bank and 20% seller financing over 5 years at prime rate.  However, he had other single-family homes under his belt and a four-year track record. So maybe start with some small rentals?

I live in a duplex I own and plan to move to a triplex and live in it as well (if we can get it closed).  I think it definitely makes sense to own when you live where you invest.  However, once I achieve FI I plan to rent short-term in different parts of the world.  At least that's the plan right now.

I am looking to buy a triplex and forgot that you can no longer do a 3-5% down conventional program because it is multi-family. I know the seller is a little squeamish and just wants to close quickly and FHA tends to take longer they are more strict about the properties condition (chipping paint etc) and I do not want to scare him away. Are there any workarounds or suggested solutions?

I allow pets.  It seems like the market where I am located demands pet-friendly.  I think it is a good way to separate from the competition, but I have seen some damage.  Also, as others have pointed out, they will bring pets in any way. I do restrict breeds.
