How do people do their baseline analyzing of deals based on info on the MLS? The info I am seeing (Denver at least) is suspect at best, and I assume you wouldnt be privy to actual financials and leases until a contract is written...

Im green to personal REI and just not connecting the dots here.

I am in the market to purchase my first home in 6-9 mos. It is also my medium/long-term goal to get into Buy n' Hold investing. I anticipate having a smaller amount of free cash flow once I get a mortgage (my rent is well below market right now, plus roomate economics) and I know this will delay my entry into pure REI.

My question is, what about using a HELOC on my primary residence after X years to get into and investment plex? Anyone done this? Would most likely direct all CF to the HELOC until it is paid off...bottom line this would get me in the door.

I'm just a lurker around here and new to giving REI and real thought, so would love to hear why this will work, but especially why it WONT! Hit me.

Thanks for the replies everyone. If I go this route I'm getting the idea to:

  • Know the legal options of Dual Agency in my state
  • Know my pricing
  • Negotiate a lower total commission

These seem to be the biggest caveats.  Would it be out of line to bring in a selling broker just to avoid DA?

Is Dual Agency something to be avoided?

Situation:  I went to a rental showing because I was interested in purchasing within the building at some point.  The showing agent happened to be the owner of the unit, who is also a Realtor.  I think this agent could provide me with an inside track to purchasing a unit in the building, but this would likely lead to dual agency.  Obviously this leads to a conflict of interest, and essentially a loss of someone 'on my side' through the transaction. 

What do you guys think of situations like this?
