As commercial investors has anyone created a strategy to purchase property from pre-foreclosures utilizing loans from non-QM mortgage lenders? If so can you mention which loan products faired the best for pre-foreclosure deals? Have you bought portfolios with this particular loan product? Thanks :-)

I'm fairly new myself but I don't think that's necessary. Why do you need "representation"?! You have a contract to conduct the assignment. I don't think you need to have this person act as a "dual agent" per se.

Said middle man just need to make a flat fee or percentage rate of the sale agreement with the buyer, then introduce you to he/she.

There really isn't too many around. I have been searching and emailing and no one seems to want to do business with wholesalers. I asked my real estate attorney, so hopefully a lead can come from there. Try asking attorney's as well.
