Hi everyone!! I'm under contract to purchase a single family home for a fix and flip. To make a long story short, mom moved out of town, left the home to the son, son trashed it, left the house loaded with junk, and moved out. In the garage is a truck that's been sitting up at least a year. Decent truck, but not great. It's loaded with spiders, spider webs, and such. Despite the current condition of this truck, it's just nice enough to have a note that's not been paid, and a possible lien. In the contract, whatever is left after closing will be mine. I don't mind having cleaning up this mess, but what happens if money is owed on this truck? Will it too become my debt? Help me out guys and gals.....

It just makes sense to me what Curt Davis mentioned. Not only are you going to loose money through vacancy, but imagine what the cost is going to be to prepare the property for another tenant. Roaches and other peasants that could creep over to your other tenants, replacing soiled carpets, holes in the sheet rock, litigation......Who know what your set back will be every time a tenant leaves.

Not very long to be honest with you. I guess I had been pretty preoccupied in my schooling, and my career in order to get to this point. Hi everyone! My name is Hayward Bryant Jr. Obviously I'm here because I'm interested in making money in real estate, but this is a new found interest for me. I have very little knowledge in this matter. All advertisings, books, and most internet searches and videos only tell you about the 'quick flip', the 'make $10,000 in a month', 'the financial freedom', 'the lavish lifestyles', and so on and so on.... I'm in search of the inside scoop. I'm looking for details. I'm searching for the correct and complete knowledge that will allow me to make an educated purchase today (not literally today), and make an educated sell, for a nice profit tomorrow (or whenever the most strategic time to sell is). I am just as interested in buying and selling houses as I am renting them out. I can't wait, and really look forward to networking with you all!!
