@Brian Boyd

Maybe you can make them pay by credit card and they can apply for 0 APR card to do so?

They can pay you through PayPal?

@Dan Schwartz

Hi Dan, I agree but they do not have an option for a refundable security deposit or to charge the customer the transaction fees.

@David M Trapani

Umbrella policy for all the properties is also a great idea! I have been told with the insurance broker to add that as well.

So you will have the insurance on the investment property + the Vrbo insurance + the umbrella

If the previous owner already received the money, you can lower the purchase price by that amount. Start your own listing after that.

I am about to purchase a rental property as well. I have been told that it is much easier to just purchase a separate umbrella policy instead of forming an LLC. Also, VRBO and ARIBNB have their own insurance. Not sure what the best move, it seems like the LLC is too much trouble and much more expensive.
