I am located near Atlanta, Ga and I am looking to buy and relocate a used 2-2 or 3-2 mobile home to an existing park. Does anyone have any good way to find individuals selling used mobile homes? Existing homes need to be within 100 mi of Danielsville, Ga. (in between Greenville and Atlanta)

I am a Civil Engineer and I look into things like this all the time. The best way to figure things like this out is typically to have an open conversation with the local jurisdiction for clarity. If it is zoned agriculture, you will need to get it rezoned in order to build an RV park. If you can or cannot get it rezoned is based on the local jurisdiction. I would recommend meeting again with city/county officials for clarity. Additionally, you will need to find the local codes and see what it says regarding resining an agricultural property.

I am working on a remodel currently. I have calculated a ball park ARV based on Zillow comps and reading my appraisal of the home before remodel and applying methods the appraiser used. I am in Johns Creek, Ga (North of Atlanta). What methods are other investors using to accurately estimate ARV? What are you doing in your remodel to increase the ARV?

Currently we are renovating a home in Johns Creek that we plan to live in. After the remodel is complete, we plan on reappraising and leveraging some of the forced equity to possibly BRRRR a property. We want to work toward a diverse portfolio with homes in markets that produce high cash flow and resilience to economic flunctuation and homes in areas with high appreciation potential. Our short term goal is to finish this current project well so that we can purchase another deal this year. Our mid term goal is to buy 10 properties which cash flow a total around $4000 a month within 5 years. Our long term goal would be to purchase 20 properties cash flowing $8000 a month in 10 years. The first home we buy would likely be a property to BRRRR in an area North of Atlanta preferably in a path of growth (I like Dawsonville and Cumming). I'm thinking 3 bed 2 bath (or something that could be converted to this) somewhere in the price range of 125k to 175k around 1500 sf.

I’m a new Real Estate investor in Alpharetta, Ga. My wife and I are looking to invest in single family and small multi family properties in Georgia, Alabama and North Florida. I graduated in 2019 from Auburn University with a degree in Civil Engineering. I currently work in Land Development design and Consulting. I work primarily on large scale multifamily and mixed use projects in Atlanta, Ga. Post: Advice on Termite Damage

We are currently remodeling a home and have discovered termite damage. What do I need to know about termites? It seems the structure is sound but it is obvious that there is history of termites and some damage to the studs. I have a termite bond but it only covers active termite damage and we haven’t seen any active termites. Any help or advice would be appreciated!
