Post: Where to start? Have multi on a large lot...want to develop

Hey guys, wasn't sure where I would post this but I think this might be the best category. I own several properties, but this one I picked up in a Boston suburb a few years ago.

It's a 3 family unit - 2 separate houses, 1 SFH and a 2 family. They are located on the same plot of land.

The entire lot is ~ 11000 sqft and these two houses take up less than 1/3 of that, the rest of the property is just yard. I making $500-800 positive cashflow after all expenses, etc so it's a pretty nice.

How do I go about expanding? I don't even know who I should start to talk to. I want to see what my options are such as building something on the free plot of land... or tearing down the current two houses there and building a small apt complex of like 10-15 units or something. Should I talk to a general contractor? Engineer? the City? I need some direction as this is very new to me.

I really appreciate the help.

Wouldn't be surprised if they just stuffed more crap down the toilet, etc.... who knows. Just waiting for the court date.

Oh! I probably should have been clearer. The issue was documented and phone call and complaint recorded. The plumber that was called in provided an itemized list of what was repaired and the cost. Sorry if I wasn't clear.

Funny thing is that there was absolutely no documentation about the repair. The only thing that happened was a phone call. I will have documented everything and have the repair documents as well as phone records and any if all emails ready to go.

That's correct. I have not once been contacted (even with the first issue) about something happening.

Can't wait for my court date.

Hi guys,

I just want to give a quick update. The summons and process was served today by a constable. He had quite an interesting story to tell. The tenants mentioned that the reason they have not been paying was that the plumbing has been clogged.

This was their issue in March and I paid ~$900 dollars for this to get fixed. I cannot imagine that this would be happening AGAIN. Then the tenants go on to say that their lawyer says not to pay anything. When asked the lawyers phone number and name so the constable can contact them... subject changed to something else.

I sure can pick them...

Yep, in the process of finding an attorney to make this as painless on me as possible.

Read up on all the laws but since this is my first time I'd rather get someone that specializes in this.

It has been 7 days since I served the notice. Do you guys think I should call again? Or write an email? Or just be done with it? I tried to call before serving this letter to see what was happening.

Second question I asked earlier if I should be serving a 2nd notice to quit for April rent?

I've been trying to see what people do in this situation. Would you serve a SECOND 14-day notice to quit for April rent? Or should I not do that?

They got served today. Took them about 10 minutes of knocking on the front door and side windows for them to finally open the door and sign.

Will keep this post updated as much as I can.
