Hello Bigger Pockets members, I am a business owner who is looking to transition away from my current "daily grind" into the world of REI. I have limited experience with real estate, a few home purchases and one commercial building purchase along with receiving my sales license a number of years back (unfortunately did not have time to utilize the continuing education involved so it is no longer in use). Looking to eventually replace my current business with real estate income and would love to hear all thoughts and ideas on where I should start and what I can expect!! Post: Best Beggining Avenue To Persue?

I am trying to get into the real estate market full time and would like some opinions on which avenue people feel would be the best to take. Currently I own one commercial property in which my business is located ( I own a full service restaurant), and it has 2 others store fonts. My problem is currently I work upwards of 15 hours a day 6 days a week in my business, and getting into real estate is may way to transition out of the other business (income supplement). I live in a market that does not present too many flipping opportunities, real estate values have been relatively low and did not take much of a hit during the down turn and population increase has remained steady at the level of construction. I have thought about residential rental properties, but most of the rental market is low-end and with my work schedule, I fear that it would be more of a headache than a revenue stream. I would like to venture into more commercial properties which have a good market here but obviously, the investment is a lot larger.
