I highly recommend attending local networking events to connect with experienced investors and vendors. IMPACT Grapevine is a solid event where you can meet general contractors, subs, and other investors who have done renovations in the Fort Worth area. Hi Matthew,

 Congratulations for being in this business for 35 years. Wow a lot of great info. Thanks for the compliment. I'm 58 but still feel young.  Since this is my first real reno, I will do a good portion of the demo but will hire someone to do reno so I can watch and learn for future projects.  I'm still in the process of trying to find the right contractors.  I plan to reach out to local investors to get some recommendations.

I am currently under contract for a duplex in the Fort Worth, TX area 3/2 and 2/2 aprox 4000 sq ft. My portfolio consist of duplexes and single family homes, and one STR, however this will be my first renovation other than minor touch ups. I have listened to the podcast and watched many videos on the process of the do's and don'ts, and things to watch out for. This property has a ton of deferred maintenance but I'm purchasing it well below market value and I have a decent budget. Hi Jonathan, welcome to the community. Small multifamily is a good asset class.  This platform on Bigger Pockets is a great source of information where you can ask questions and also learn from other investor questions. Utilizing the many resources to analyze deals and help find investor friendly professionals in your area has helped me tremendously.

I am a fairly new investor with a small portfolio. I have done my research and next year (2025) will qualify for real estate professional status. I am looking for a good web based or app program to categorize and track my hours for material participation. Does anyone have any experience with RESPtracker or any other program that works well. I’m looking for something more than just an excel spreadsheet. I self- manage all of my properties and plan to aggregate them together as one. I will also utilize BP Tax professional finder to work with someone that has experience with this type of tax election.
