I too am curious about this strategy. It's a personal unsecured loan, so do they take have any say what you spend it on? Either way you're on the hook to pay it back, correct?

Is there a quick way to determine market rents in a particular area to determine the cashflow when looking at properties? Prob a noob question, but what the heck! All these responses from everyone are great, thanks for helping out!

@Joe Sadusky my nephew was born at the Virtua in Mt Holly, seemed pretty nice there. Mostly older houses right? How are the taxes out there?

@Mayer M. Yeah this seems to be the case just from what I can see. The areas with cashflow usually aren't really my cup of tea

Hey just wondering if anyone is having success in southern NJ with multifamily rentals? I'm currently looking into this as part of my strategy, is the cashflow worthwhile considering the taxes? Also what areas are you investing in? Thanks in advance!

Missed the testing part my fault! Doesn't sound like it's too bad, I'd recommend a nice respirator, gloves and maybe tyvek suit just to be safe, and remember dust is the enemy so keep it wet and bag it up.

Hey what's up BP members? My name is Mike Hartman and I'm from the South Jersey area. I originally signed up to this forum a few years ago when I had a question about what to do my primary residence, as I was trying to relocate to a better area (new baby at the time). I ended up selling the place for a small profit thanks to the valuable advice I received here. Anyway, I bought an old house in a nice area and ended up renovating the entire thing myself, with some help from friends and a couple contractors. Also, I nailed down a solid 9-5 job around the same time. Things have quieted down with the renovations, and I am just about back on my feet financially, so I'd like to move toward my next goal of investing in real estate. Like many other members here, I am in the process of mapping out a course to get out of the rat race once and for all. Long term I'd like to be able to send my daughter to the college of her choice and provide for my parents in their retirement. I've been nonstop listening to podcasts, reading books and watching all kinds of videos here and also on YouTube for weeks now. I even signed up for the PRO membership and am going to attend my first SJREIA event in a couple of weeks. Any tips or advice for me will definitely be appreciated! I do also have some renovation/handyman and carpentry experience, so I will chime in here where I can. Thanks for having me and have a great day everyone!

You can have it tested with a kit via Amazon just to be safe. You just need to wet it down and put some in the bag provided. Takes about a week. Another option possibly, you could fur the ceiling out and sheetrock over it.
