Hi I am OOS investor from Toronto and looking to invest in Metro Detroit. I am considering doing BRRRR where I plan to convert a house into duplex and rent it. I am looking for RE agents that work with and support OOS investor's needs and contractors as well. Any referencece from you successfull and experienced investors will be highly appreciated. C corp and s corp are both US federal tax concepts, not business entities. Business entities are US state law creations: LP is a limited partnership. LLP is more for professional services businesses. If your business entity is taxed as a C corp, the entity is taxed at that level (double taxation as you call it). If it's taxed as a partnership, there's no entity level tax. S corp is a separate tax designation similar to a partnership in that there is no entity level tax but has some other nuances.

LLC is most flexible entity.

Hi I am from Toronto, Canada and planning to buy investment property in the USA. I have done my research on setting up the proper entity structure in the US and Canada but I really confused about all the options available LP, LLP, C-corp, S-corp. My goal is to avoid doble taxation, ability to write-off expenses, asset protection and avoiding probate.

If anyone can help me with this or refer to an accountant who has experience with cross border real estate transaction, I'll be greatly obliged.
