Anyone care to share their spreadsheets...  I'd also be willing to pay y'all for one.  Appreciate the input and help.  Don't mind brutal honesty as well...

I guess the difficulty may be in the calculator is not considering the "infills"...  is there some other way to project this out... a more sophisticated calculator?

Hi everyone,

This newbie needs some guidance...  Have a mobile home park I'm trying to analyze.  There are 30 spaces and only 17 are currently rented at $165.00 a month.  I'm trying to use the calculator tool to project a possible scenario of all 30 spaces eventually rented at $250.00 a month.  This increase should be 5.858%.  However at year 30 on the projection it has the rents being well over $250.00 a month.  I can't see what I'm missing....  Appreciate y'alls help! View report

Why are we moving...?  Basically it's getting pretty expensive to live here.  We've been trying to "get ahead" and have recently realized we don't want to push any harder while sacrificing time with our two young girls.  Right now they are 20 months and 3 1/2 years old.  Last December we started thinking how we could provide a better life for our girls.  We live in Santa Ana and were very lucky to buy our house at the downturn in '08.  However, we are not thrilled about our local school district.  Our house has nearly doubled in value and we got to thinking how we could use the equity and move to a more affordable place to live with better schools.  Long story short, we have some friends in Knoxville who also moved from Socal... So here we go... It's a leap of faith for sure but we're feeling more and more it's the right decision for our young family.  What attracts you to SoCal?

Hello BP,

My name is Mark Harrington. Currently my wife and I are embarking on the crazy journey of relocating our family from Southern California to Knoxville Tennessee. The impetus to make a change is a better life (slower pace, better schools, etc...) for our two girls. We have a 20-month-old and a 3 1/2 year-old and we feel that if we are going to jump out of the rat race of our Southern California lifestyle - now is the time.

We are making a scouting trip to Knoxville on April 1 and would like to connect with a knowledgeable investment real estate agent. Could you give a shout out if you or you know someone who could help us look at properties Monday, April 4 and Tuesday, April 5. We are looking to purchase multi family properties. I would also be excited to get connected with the BP community in Knoxville as I am a noobie and know little about what I am doing.

Thanks anyone and everyone who might be willing to help us get our feet planted in the Knoxville area.
