Thanks to everyone who replied so quickly.  With regard to Vacant/Non-Owner Occupied houses.  What's the best way to locate those?

Tarl,

Interesting that you're from Sacramento and are now living in Seattle.  I'm from
Seattle and living in the Sacramento area.  We're looking to move to Olympia in the not so distant future.

I am a wholesaler in the greater Sacramento, CA Market and I'm finding it difficult to locate deals for wholesale. Forget the MLS. Properties there are being snapped up at near ARV prices. I don't even know how the flippers buying them are making money. Foreclosures are way down in our market too. Even driving the neighborhoods yields little. Are there any other wholesalers in this market who are finding enough deals? I'm open to any suggestions.

Bradley,

We're not to the point where we'd have the 20% of the purchase price.

Thanks

My name is Harry Case. My wife, Becky and I own and operate Blue Eyed Cat Investments, LLC. We are currently engaged in wholesaling single family, detached homes. Our plan is to build operating capital, diversify into flipping and finally buy and hold to produce passive income for our retirement. We are exploring the possibilities for multifamily and commercial properties as well.

We are currently looking for properties in the following areas:

In California: Placer and Sacramento counties

In Washington State, Pierce and Thurston counties.
