Ive listened to "the book on managing rental properties" by brandon turner. in the book, in podcasts, it is repeatedly stated to form a process or procedure for every aspect of your business. ive decided to begin putting my binder of processes together so that i may reference it when needed.

what do your processes look like? what is the outline? what sections do you cover? what content is included?

is there a template you can find on file place? will biggerpockets create a template for real estate investors to simply copy/paste their personal/local regs into such a binder? can sell it and people would buy it.

what are your thoughts?

489,000 4 plex with gross rent at 4400. or a 429,000 triplex at 3600 gross rent. price of entry. cost of housing vs rental income.

so if im going to house hack, without living in a dangerous neighborhood, options are limited. what would you do? keep paying rent and searching?

@Kris L. possibly. issue im having is this, hud184 loan requires i live in one of the units. so ill have to my share of rent to even get $4500/mo. with depreciation and or stagnation in this, seems that deals are far and few between. i want to move out of our apartment yet most deals look similar to those numbers. 1000 sq ft homes are selling for 200k and renting for 1200 at best. i cant leave this market so what am i to do?

i chose not to plug the numbers in yet because im not sure of the local costs. im guessing $250/unit for utilities. is there a website where i might find this info?

house hacking. If im using 2.25% down payment, it leaves me with high cash on cash return and higher mortgage. cash flow after 50% rule is $115/mo. this doesnt leave me with much room. if you were in my shoes, what return would be acceptable for you?
