Wonder if members can share experience or guidance on dealing with a Fire Damage to a multiunit rental property. I own a multiunit building with 3 units in Chicago. Only basement duplex unit with 5 bed 3 bath was occupied (CHA section 8 tenant) at the time of Fire incident . The tenants in other units has vacated earlier this month as their lease has ended. The basement unit tenant was given notice to vacate by end of this month but they have not completely moved out their belongings and was in possession of the unit. Neighbors noticed fire and called 911. Tenant and/or family was not at building during the fire incident. It appears the fire started from the basement duplex unit causing extensive damage to the unit. Also units upstairs got significant damage from the heat, smoke etc. The building is a brick one, 15 years old. Property is well maintained with no code violations, smoke alarms all working, electric circuit boards all functioning, 9 month old furnace units, passed all CHA inspections. Electricity and gas to upstairs unit were turned off as it was not currently occupied. Property is insured with landlord insurance and has a commercial mortgage.
Any guidance is greatly appreciated with regard to dealing with claiming insurance, Whether to hire a public insurance adjusted, Fire damage restoration contractor references in Chicago area etc. Thanks and Stay Safe.
