Post: First Purchase - BRRRR with HomeStyle Loan?

Hello all,

I am interested in purchasing out-of-state buy-and-hold rentals using the BRRRR strategy, and had a question about financing. Even in the market I'm looking at (with plenty of SFR's below $50k) I'm not quite able to do a downpayment and a renovation with my own money. Last night and this morning I read up a bit on FNMA HomeStyle loans. Does anyone have experience using those with the BRRRR strategy? I read that banks don't like having them paid off early, as the banks have to pay fees if the loan is paid off within 180 days (I'm assuming the "refinance" portion of BRRRR would result in these fees). Would it be better for me to try to find private money (and if so, any advice on how to do that)?

This would be the first mortgage I've ever had, so I'm a bit shaky, currently, on how the whole thing works.

Hello all,

I am just starting out in RE investing, and am interested in investing in out-of-state SFR properties in the Birmingham, AL area. Currently, I am in need of a realtor. Does anyone have a recommendation, either for an investor-friendly realtor or someone who might know one in that area?

I appreciate any information you may be able and willing to provide!

 Hi Lane,

When you say "stable" are you saying home prices/rents are flat? Do you still see Birmingham as a decent area for investing? I was drawn there by the low prices, but some Census numbers (such as negative population growth) are making me nervous, especially when compared with Huntsville.

Hello, I am a Seattle resident new to real estate investing, and am looking to purchase my first rental property before the end of the year. Before I do that, however, I would like do speak with an accountant to make sure I am setting myself up correctly. Does anyone have any recommendations for an accountant in the Seattle area?

Hi, @Henry Murray! I live in Seattle, and am in a similar situation to you. I also recently read David Greene's book, and would love to start purchase rental properties in the Midwest or South, where prices allow for the 1% rule to hold. I'd love to connect and share ideas about what markets might be good for first-time investors!

Hi, @Sharon Tseung! I live in Seattle, and have the exact same goal as you.  I, too, have been considering the Midwest for my first rental property (or Florida?). Just like CA, Seattle real estate prices are awfully high, so OOS sounds like a better strategy. I would love to connect and talk to you about OOS investing!
