Great job Samantha! At those prices, I'm going to throw a dart at the board and guess 19124 or 19134? If so, I'd love to get in touch and compare notes as those are my stomping grounds as well (8 props, 11 units, long term hold investor in Philly).

I have a duplex in Philadelphia that is currently being serviced by only one gas line/meter. I'd like to split these lines so that in the next lease, each tenant can pay their own gas. I've spoken with PGW (utilities company) and I have a general understanding of how the process would pan out (i.e. hire a contractor to split the lines, make sure new BTU amount is serviceable, and then call PGW to add the new meter). 

But does anyone have any idea of how large and costly a project this would be? Any red or yellow flags out there I should be aware? Would it be wiser to just have each tenant pay half or a fixed amount of gas each month?

Agree with David wholeheartedly. The way I like to think of it is, if I consider them even loosely a 'member of my team' or if they contribute to my success (directly or indirectly), I'll give them at least a small gift. 

My PM and mortgage lender have been pivotal in helping me build my portfolio so I'll splurge on a gift basket for them. That way they can share with the whole office.

I love down to earth posts like these. I think BP is, and should be, a community of super optimistic investors with 'can-do' spirit. But as with all things in life, there must be balance. 

I really enjoyed the thoughtful and practical comments in this discussion.

Considering offering on a package deal (three SFHs) in my area of investment. Since it's three separate addresses, does that mean I will have three sets of closing costs? Are there any loan products in which I could bundle the properties together? 

Also, this would be my first 'package deal' purchase so if there are any tips or red flags to look out for, I'd greatly appreciate it!

You're a novice real estate investor and you're traveling for the weekend. You can only take one book. Which do you choose?

Out of town investor currently evaluating several neighborhoods in Jacksonville for potential LTR (SFH or Multis) investments. Any thoughts of the area surrounding JCA (or other worthy neighborhoods) would be greatly appreciated!

@Gary Nash Could you go a little deeper into "create the bidding docs and prepare the project"? I'm currently a LTR investor looking to get into flips and possibly LTR properties in a new city. What is the process for creating bidding docs and preparing a project? Do you also have tips for how you recruit contractors?
