I've done simple things such as adding smart locks and a security system w/ cameras.

Nonetheless, the house is fully furnished and I (3) room rents at $500 per room. It's been fully occupied for roughly 9 months.

I purchased a 4bd/2ba in Midtown. I'm doing a house hack. Luckily, even with tenant turnover, after furnishing the rooms with beds and a night stand, all 3 room have been occupied 100% of the time.

For this property, Donna Long assisted me 

She was a real go-getter and found exactly what I was looking for, for this hack. 

For lending, I used Veterans United. They are a large company and you will hear good and bad. I had no complaints.

Hello BP,

Does anyone know of any mortgage companies in Georgia that do not require a seasoning period for a cash-out refinance? Or a seasoning period of less than six months?

I’m located in Columbus, GA if that helps.

Essentially, I’m trying to determine if it’s feasible to buy, rehab and refinance a property in 90 days or less in my market.

Additionally, for those who have done cash-out refinance options in less than six months, were these through local community banks/ credit unions?

I would like to hear any and all success stories for those who don’t mind sharing, and a reality check  if one is needed. Thanks.

Hi, I’m Harrison and I’m an aspiring RE Investor.

I'm originally from St. Louis, MO but currently residing in Columbus, GA. I'm active-duty military and really began to study REI early 2019. So, I'm still very much a novice.

I received my education primarily from YouTube and various biggerpockets platforms.

I close on my first property soon and my plan is to house hack to eliminate the mortgage.

2020 will be the year I take action in not only investing in properties but investing in myself by building my network, doubling down on reading and attending meet-ups and conferences.

My end goal is commercial real estate. In the meanwhile, I’m interested in everything from multi-family homes, single family homes, working with section 8 housing and even mobile home investing.

I'm not against partnering, the BRRRR strategy is very intriguing to me, as well as creative financing using OPM.

Thanks for having me and I look forward to connecting with all of you.

I haven't read the entire thread page for page but the term "no money down" are investors not including earnest money, a home inspection and appraisal?
