There are certain areas I expect to see this behavior from, including Cook County, IL. The title reports from ProTitleUSA have absolutely made/saved many of the investments I've evaluated. 

I'm interested in what happens with this situation, keep us posted!

 I would think that unpaid ambulance rides would be a judgement/lien that follows the borrower. (Which I'm assuming is why your attorney is saying the city's action was illegal.) Hopefully they don't try to throw any more road blocks your way. 

You can use roughly $40/month to estimate the costs of holding a performing note. That's a good average (and of course if you already have a servicer in mind you can just use their figure).

Ultimately, servicing does factor in, however when you start stacking performing notes the servicing fees are pretty negligible. The servicers are worth their weight in gold. 

I just hit $900/month in PN income myself and servicing fees are the last thing on my mind. Loving it! 

(for context, I focused on the NPN side of notes for the first couple of years I was starting note investing. I only started picking up performing notes in 2021 after 1 of my NPNs went reperforming and another note I originated in Wisconsin... they're some of my favorite deals I have.)

To answer your question $1k a month in passive income is completely doable, I just did that myself in 2 years.

Hi Gary! 

So glad you asked this question, because for all of 2021 I was living in Australia. (just returned in Nov 2021). The entire year over in Australia I was note investing and growing my portfolio. PN's will be some of the most passive income you ever make. The biggest challenges would essentially *at most* making some phone calls in the US Time zones. (it's an 17-19 hr difference in Australia) There were some late nights and early mornings here and there, but thats just a part of my Due Diligence process. 


Best advantage of note investing is there aren't many "life threatening" deadlines you need to jump on, so for the most part you can do your end of the deal when you're awake in your timezone. (Let me know if that makes sense).


Onee of the challenges you'll face if you don't live in the US is the physical collateral. You'll want to store that in a safe place, I'm sure it could be sent overseas. There are also services that will keep your collateral files secure for a fee, so that may also be a good option. 

I have a google voice number. As long as you have a cell phone # to attach it to, you can create a US number, that'll help with making calls easier. Might be a small fee if your # originates outside of the US.

I love Land Contracts and Lease Options. Some of my best returns come from those asset types. I haven't purchased on Paperstac before, but I would definitely review collateral before finalizing the deal. 

Most times, Land Contracts won't be recorded.. OH is a finicky state depending on what county you operate in, but be sure to order a title report to review next to the collateral. (If you haven't done so already). I use ProTitleUSA, hands down the best for note investing.

I think we will see a rise in inventory for sure. 

For those who can get it, there will be a lot of institutional notes coming down the pipeline. 

I think we've already seen the worst of the moratoriums, I can't imagine anything else being implemented unless COVID gets worse (where we have to lock down like in 2020). Even in the height of the pandemic, I was closing on NPN and profiting regardless of moratoriums. If your DD is solid, you can ensure you'll profit regardless.

I started note investing in 2018, since the pandemic my portfolio has had the biggest growth its seen since I started. Not many business strategies can say that. 2022 is going to be a huge year of closing those notes acquired in 2021 for me so my preparation for 2022 is to get those closing deals lined up to completely reinvest the profit.

I think a lot of people try to find a "one rule fits all" type of guideline when it comes to investing. My angle is: If I can make money from it, then I want to learn about it. SFR's will have pros and cons just like anything else, so you have to decide whether it's something that fits your strategy. I don't completely write off any asset type particularly, I just know they come with pros and cons and if my DD satisfies those concerns, then I'll go for it.

There's no hard and fast rule, you'll have to see what you want out of it first and see if SFR helps you (or is more available to you) or if Multi fam fits better.
