Your suggestion to assign the contract might work for a smaller deal, but with numbers like this the temptation for the buyer and seller to cut your friend out of the deal would be nearly irresistible, particularly since it's not clear what actual value your friend is bringing to the transaction.

I would instead double-close this puppy: Buy from seller at $6.2M and simultaneously sell to buyer for $6,391,700, netting around $190K (or 3%) as wholesale fee for my effort.

Hey BP fam!

I have a friend, who has his first multifamily deal. He has an offer from his buyer at 6.2mil + 3% fee , he was told by a friend that it is illegal too get paid a commission for facilitating the deal as he is not a licensed broker/agent. My suggestion was to have him do an assignment for the asking price of 6.2mil and reassign it to his buyer with the 3% fee included. He is a little nervous to change his strategy from a simple fee agreement, to now wholesaling the property because he doesn't know if the seller or buyer will be okay with this change, any suggestions? If he goes with the fee agreement will that be enough to get paid through the title company/attorney's office? Thanks

looks like similar town homes are going for about 86k to 96k we have each town home at 75k which gives us some equity.

Hey BP family, 

Question of the day is how much is a good assignment fee for a commercial or multi unit property?

I have a multi- unit property under contract which is 15 town-homes and one small lot all of the town homes are currently tenant occupied except one unit. The property was listed for $1,250,000.00 we have it under contract for 1,125,000. which is a $125k difference. What is a good assignment fee to keep the deal attractive but still get us a great profit? Also what is the best way to go about finding buyers with that much buying power? This will not be a flip as the units dont need repairs.

@Will Barnard @James C. That's actually what I was leaning towards, finding a cash buyer that wants to buy and hold put it under contract for what he owes assigning the contract for a small fee and the end buyer would still have a few thousand in equity but wasnt sure if that would work. 

Hello BP family,

I have a motivated seller who is a landlord. He is looking to sell his property asap because he cannot find good tenants and only has 2 months rent left toward the payment. He owes 115,000 on the property but it is only worth about 136,000. As a wholesaler how should I approach this deal? or should this be something I pass up due to the amount he owes vs how much its worth which doesn't give me or a cash buyer much spread!
