I find your posts very valuable and the podcast that you were on very entertaining.  Reading your posts have helped me cut down on my learning curve.  I am currently looking in different markets to invest in and NE Ohio is one of them.  Thank you for what you do and keep up the good work!

My wife and I are self employed and run our current business as an S-Corp to save on self employment tax. We are wondering, since we will be starting out small, should we buy real estate under our current business? If not would you start out buying as a sole proprietor until your investing reached a certain level, form an LLC and elect to be taxed as an S-Corp, or just go ahead and start another S-Corp?

My wife and I are self employed, hard workers and loyal to our customers.  Due to contractual obligations that we set up with our customers, we are literally home on average of 45 hours a week.  Time is a valuable commodity for us and we think it is imperative for us to find a realtor that will work with investors.  We have no problems investing out of our area.

What we want to know is where do we start to find these realtors?  Would we start at local independent brokers or go with one of the bigger national chain brokers?  Is there a difference between them when it comes to dealing with investors?

My wife and I just joined BiggerPockets and would like to take this opportunity to say hello.  We are self-employed and have been living in the central Florida area now for the last 11 years.  We would like to invite you to click on our profile to learn a little bit more about our interests and goals.

As I was surfing Stitcher Radio for podcasts to listen to, I came across one that I really enjoyed and I felt compelled to share it.  It is a podcast from a fellow BiggerPockets member @Jared Lichtin called Flip.  In my opinion it is like no other podcast I have ever followed. It is not only entertaining but educational as well. 

His podcast is relatively new, but Jared comes off as a seasoned veteran when interviewing some of the biggest names in real estate like J Scott, Joe Fairless and BiggerPockets very own @Brandon Turner as well as being interviewed by other hosts on different podcasts.  It doesn't end there though.  He also takes you along on his current flip.  He provides you with all off his numbers as well as recorded phone conversations with the professionals that he has to deal with like contractors and realtors. 

In my opinion Jared is well read, ambitious, driven and on his way to being "a pros pro".  Not only does he produce his own podcast but he also has a website with plenty of content about his flip and a fantastic article titled "My 5 Life Hacks for Getting More Work Done".

As a side note, we just received J Scott's books in the mail today and we are anxious to get started reading them and we would like to thank Josh for starting such a great website.
