@remington lyman. If the monthly residual is more than 1% of the purchase price my investor would consider looking into the property further.

Yes @Robert Ellis wherever the return is good. Not sure what your price points are like out there but if you could just send me a list of of apartments you have available I could  go through them with my investor and see what he is willing to spend

Preferably 10 to 32 units. The age would not matter as long as the property was in good condition and has been well kept. As long as the monthly return is above 1% of the purchase price we would look into the numbers to see if they work.. I have an an investor I work with who is a good friend of mine so I am not independent and if the numbers are good I have one other investor who is possibly interested as well. Good to hear your company manages because I am a Residential Realtor in California looking to learn more about the commercial side and invest myself eventually.

Why cant an Agent also working as an Investor approach a seller with interest in their property if he/she has a Real Estate License?
