Are there any Internet tools in particular that real estate investors like to use regarding analyzing markets and
sub-markets such as population, employment, economic diversity, ect?

yes, I am thinking about the house hacking method. However, I've heard from one local investor that multifamilies are hard to find in this area. I've been on zillow and realator, and it turns out they are rare here.

I heard that multifamily homes are harder to sell than single family homes. if this is true, could I create a loop hole by occupying a single family home with multiple rooms as a multifamily one, and then reselling it as a single family home once it breaks even?

I am a 17 year old with (obviously) no experience in real estate, I was wondering how I could go about renting one house to multiple people. would I have to make one person the head of household, or could I simply collect rent from each person individually?  I ask because I have this really interesting idea to rent out one house to a bunch of friends (they're willing to and have the means). how would I go about this?

i am a 17 year old, aspiring real estate investor from hyattsville maryland and i am looking to soak up all of the practical information available for making $ in real estate before i enter the "real world". I never got good grades and college is barely an option at this point, so I've turned to investing as a source of long term income. I am very excited to learn more on the topic, and i would like to network with anyone willing to show me the ropes. Thanks bigger pockets!
