Thank you all for your input. 

I have noticed that properties in areas I am familiar with have been hugely increasing lately. This is good for properties I already own but makes it challenging to purchase additional assets. 

I will take your advice to heart and negotiate my best deals for sure.

How can I find the CAP rates in a city, town or MSA to calculate value for Commercial Real Estate - Multi-Family?

Looking for recommendations on property coverage AND liability coverage. Do we need both? What is covered by each? What is NOT covered?

If this is a Commercial Property (5 or more units) it is quite different than a single family home purchase. 

Here there are NO disclosure requirements for the seller. It is 100% reliant on your due diligence. Review everything! 

Rents, Leases, Deferred Maintenance, Insurance Claims, Proper Use designations, Property Tax records up to date. Leins, Plumbing scopes, roof certs... leave nothing untouched.

How can I find the Market CAP Rate for commercial property in any city?

Decision time on a property I am buying. It looks like it will be pretty thin on cash flow as a rental - less than $100/mo. But there is a sizeable equity in the deal - $40K profit. What are the tax implications of a flip vs a rental? BTW...this is my first investment property. I need advice!
