@Owen Rosen I don't think I would get an insurance company involved at all. I would be staying at the property as the heat heated the pipes over 24 hours. I would also turn off the water and turn it on slowly as I checked for leaks after the dethaw.

@Patrick Drury Thanks for the response. I wouldn't need to contact insurance for this. all plumbing is in the basement and I would be doing the renovation. I have this taken into account for my budget.

@Leroy K. Williams Thank you for your knowledge and insight. I am curious as to why you gradually thaw the pipes. Isn't the damage done once the pipes are solid and not when they are thawing? What happens if you don't increase the temperature gradually? Thanks and look forward to your response!

@Alan Asriants Good point. Checking and resealing the exterior is a great way to stop future damage.

@Henry T. Thanks for your input. I have thought about painting wood floors but I have never done it. I don't like the look of it and I just need to get over it since it is a rental and not my home. I think I might just add hook-ups in the future for washer and dryer.

@Henry T. I have not stick-n-peel yet but I want to try it. It is interesting you mention that you only put one tenant in each property. I like getting families in my properties because I feel like with young kids going to school parents are most likely wanting to stay with a landlord who fixes things on time and provides a safe living space to raise their kids also a lot of parents do not want to move their kids school districts. I have a 1k sqft 3bd 2bth, 2k sqft plus 1k sqft basement 4bd 2bth, and a 1.5k sqft 4bd 2bth. I feel like these properties are too big for just one person. Two adults means more household income which I find is safer if one loses their job.

I appreciate everyone's replies. It seems like some of you don't like my question or my wording and I'm sorry you feel that way. I am asking a question because I don't know the answer and I am trying to educate myself on the topic. I don't have a problem posting this in a public forum because I won't do anything that may get me into trouble down the line hence me having a conversation with other investors. I think if I have asked this question others may have the same question and hope I helped them get an answer too.
