After doing a number of residential deals, I'm gearing up to embark on my next venture of owning larger apartment complexes.

As for the commercial loans...

What will banks require from me personally or from my business?
Can the sellers carry a note for the down payment?

Any advice, suggestions, much appreciated.

If you can get this mobile home for 2-3K, just flip it. Sell it for $10-12K CASH and make a profit now! Advertise it as a Bank Repo, have an open house, sell AS IS (including liens), cash talks. This is how I sold my MH's. Bought and sold within 2 weeks, not 2 years.

I have purchased a hand full of MH repos. Mine were all in parks. Things to consider would be liens, back taxes and unpaid lot rents. Since your MH is on private land, it was probably being rented to the previous MH owners. The land owners may have a lien on the MH for back rent. I would subtract all due expenses, moving/set up expenses from banks asking price for starters.

I'm looking for a commercial loan to purchase NNN properties, Most have 10 - 30+ yr leases.

The price range is $1M - $5M

I do not have 10-25% for the down payment.

Would like to purchase a commercial property but do not have the 20-25% down payment.

I'm researching a NNN property - WalGreen's. This would be my first purchase of this property type.

The lease terms are 25+ years with options every 5yrs.

Although I have not reviewed the contract, Does anyone know if the Lease Note can be sold to a Note Buyer/Broker?

I have done this before with residential properties, I'm curious to know if this would be common for NNN properties as well.
