Would absolutely love to see your analysis. Here's what I was thinking based on monthly cost and estimated rental value from Zillow: Initial Investment @20% down = ~50K, Net cash flow = Rent - Monthly Cost - PM = 2939 - 1809 - 300 = 830. ROI = (830x12)/50K = ~20%. What am I missing?

Thanks @Ben Einspahr. This is the one I was looking at (https://www.zillow.com/homedet...). It does mention " CITY OF BOULDER PERMANENTLY AFFORDABLE HOUSING" in the description :(. So looks like not many options available in the Boulder area in my range. What do you think of this (https://www.zillow.com/homedet...). Slightly outside my budget but the cash flow seems tempting. Any thoughts on the neighborhood?

I'm looking to make my first real estate investment. I've seen a few cash flow positive potential rental properties in the Boulder, CO in the $150K - $200K range. I'm thinking of investing but would love to hear from someone who's already invested and has some insights.
