I am looking for a Handyman or a GC to help with my rental property in Central Tucson. It’s located near Dodge and Speedway. Need paint, drywall repair, bathroom repair, changing a door and 2 cabinets .please send me some referrals

I keep it . These newer properties have good cash flow and lower vacancies .

I am a developer . I am currently working on a development in Tucson and SFH from ground up in Mesa. I am also working on putting things together for a 20 to 30 unit project in east valley or East Phoenix . It's a hectic process but I think at the end it will be fruitful and definitely better than rehabbing 1960s construction. The value you add is good for several decades . I am doing my first MFH construction. It’s a small 24 unit 1B,2bed and Studio mix . 

What is recommended for laundry in this low income to middle class housing .. where rents are any where from 550$ for studio to 1000$ for 2bed/1 bath ? My goal is to get the Max rents and limit the maintenance.

1. Install Washer and dryer for every unit( Lot of capital and not sure whether capital costs and Maintaince is proportional to or more than rent increase I could get)

2. Laundry room with washer an dryers( ideal but would this make the apartment less appealing to tenants )

3. Washer and dryer hook outs for every unit and have the tenants bring or buy their own washer and dryer ?

Hi George,I am really impressed with your work. I am also building a 30 door . 10 studios and 20 1B/1bath units in Tucson, Arizona. I am also thinking like you to include utilities in the rents . I am planning to install solar panels to cut down the utilities cost. I would like to know how  you guys are determining the utilities costs/ door and keeping it fair for the tennants and also the operators( owners) .

Thanks for your input.. unfortunately this is on the first floor and I may have to jackhammer the slab and open up the pipes. May be there is no solution. I hope my tenant is ok to adjust with all this . I acquired this property just 4 months ago and he was telling me about the problem even before I bought but it was a wholesaler deal so not much Ron for negotiation. I will definitely try to get 2 to 3 quotes ..

One of my units in a 6-plex in Tucson, AZ has clogged drains. The plumber tried to snake it out but he couldn’t. He tried to scope to see what’s going on but he couldn’t see. He thinks there is probably some leak or pipes may be dissociated, he is now suggesting to open the floor and put new copper tubes if needed. He gave me a quote of roughly 2400$ just for this and I have to pay the handyman for fixing the floors later. He is also suggesting to hydro jetting of the drains for other units because he saw roots in some of the drains . He is quoting 250$/hr for this work and he is not clear how many hours the work would take . 

Please advise me whats the reasonable charge for this kind of repair?

Its not as easy as ppl say. You need to find a nicer property at a good location. At this current time market is very hot but the daily rates are not going up like the property prices. The biggest challenge is finding the right property management company to help you and stay on top of the things to get the best reviews for your property. I feel if you do things right may be you can do 1.5 to 2 times the regular LTR rent but i have seen that the fulL potential of a property in STR market would not reach for atleast 6 to 12 months unless the hosts are able to put lot of energy in getting the reviews and making operations professional
