I have seen many informational rules here on BP - 1%, 2%, 50% rule for rentals. Each one is different and one that works in 1 market doesn't work in another.

I was wondering if there was something similar on the JV side as well.

Is there a general rule of thumb for structuring JV deals? Lets say a land owner wants to enter in to a JV deal with a developer where the land owner only wants to contribute the land as his investment and wants to do nothing else. And lets say that amounts to 15% of the total development cost.

What would be a fair and reasonable % to allocate to the land owner given the above? How should one think about arriving at the split?

I have a Duplex in East Bay where the incoming water pipe/meter (according to EBMUD records) is 5/8".

I am planning to add 2 ADUs in the backyard.

My question is - will the existing water service be sufficient to server the 2 additional units? Who can authoritatively answer this question - my architect/designer? My GC? A contractor with a C license? EBMUD said they cannot answer this question, which I understand.

I have already put in a request with EBMUD to measure and report the pressure at the pipe which I hope will help in figuring out the answer. It takes about 15 working days to get that answer though.

Upgrading the water meter is not only very expensive ($30K - $60K), EBMUD says the wait time is 4 - 6 months. Obviously I would love to avoid upgrading if not absolutely needed.

Can someone who has dealt with similar issue point me in the right direction please?

I am looking for multi-family properties in Central Florida/Osceola county.

What is the effective property tax rate for multi family properties in Osceola county? Is it based off of the full purchase price or a % (for e.g. 80%) of the purchase price?

I would appreciate any help.

Yes - The City came back with 2 fees and both of them are not considered impact fees according to them:

1. $6100 in sanitary Sewer connection fee - this is based on the number of drainage fixture units.

2. School Facility Fee - $3.48 per sq. ft. if the new space being added is more than 500 sq. ft.

Hello fellow BP users,

I am about to start construction of ADU in the backyard of my property in East Bay. I was wondering if I need to get a Top or a Boundary survey done? Can someone who has built ADU in their backyard weigh in please? What do the inspectors ask for to ensure the new detached ADU is not encroaching in to the 4' setback from the property line?

I checked with the City and both the Planning and the Building departments said they don't require a Survey. But I should get one if I want to be doubly sure about the setbacks.

What do you all think?

Also, does anyone has a recommendation for a reliable Surveyor they have worked with in the past, could they please DM me?

I am thinking about renovating/bringing up-to code the basement unit in a triplex in East Bay, CA.

There is a sump pump inside the unit that turns on and pumps out water when the sump hole fills up. I am assuming this needs to be relocated outside the unit and also I need to add moisture barrier to the foundation/floor etc.

It's my understanding that a regular designer cannot help with this and I will have to engage a specialist to help with this. My question is, what kind of specialist? A structural engineer? A soil engineer? Some sort of drainage specialist?

Any help would be much appreciated.

If you have 1st hand experience dealing with such an issue yourself, would love to hear you experience and solution.
