Run away. They are bad news. If it does not make sense, you are probably right. They are know for taking money and not performing.

Hard money is really only what is left for investors right now in this market. You are looking at 12% +, but no FICO requirements(usually) and quick closing.

No one is doing construction loans so you are right on for looking into a hard money lender.

Are you saying if you take deed in lieu instead of foreclosing? No. You do not have to report anything to the credit bureaus. The only effect on credit is if the late payment history was reported up to that point. If not- no big deal.

I use FCI for myself and my investors. www.trustfci.com- ask for Gordon and tell him Marshall sent you. They are the best out there and they charge $15 bucks a month - and for loans I think 500k or more they charge a small percentage. Either way they are amazing.

We originate a lot of Trust deeds in CA, AZ, OR, and FL and sell them to investors at par.

I know it is possible for individuals to use a self directed 401k( I think that is what it is) to invest in these trust deeds. This has been brought up a couple of times- Does anyone know exactly how that works?

We originate a lot of residential trust deeds in CA, AZ, OR, and FL. We get some amazing commercial opportunities. Low LTV, Great Properties, etc.-especially in CA.

Is there anyone who is investing in Commercial Trust deeds? We have a few investors but need more. Great returns.

My company is originating residential and commercial 1st trust deeds in CA, AZ, OR , and FL. 65% LTV or less with 11.99%+ rates.

I as well as other investors are investing in these trust deeds. We have quite a bit we get that we just do not have the money to move on.
