Hello Jon,

I would definitely pursue a feasibility study on what it would take. If you can increase the income through a legally zoned apartment you will increase the value of the building not just your cash flow so its at least worth pursuing. 

1) Call your local zoning board. They will have a formula or zoning codes that will dictate how many apartments can be on the property without a variance. Once you figure out if its even feasible from a legal stand point you can get estimates for the construction etc... to get your ROI.

Usually the application fee is for who ever is applying on the application. 1 fee per application. You should run separate checks for the married couples as well as non married. Same process for everybody! 

The pet question is up to you but I don't charge additional per month for the pet. I collect an extra months security deposit and put in the lease that the tenant is responsible for having the carpets professionally shampooed and cleaned upon move out and specifically responsible for any damage to hardwood flooring due to scratches, nail marks, stains, etc...  Hope that helps.

I don't know whether you or your partner are business owners but I have several clients that use one of our business loan products for gap money.  All I need is 3 months business bank statements and a simple one page application. Funding in as fast as 24 hours. 

A lot of our rehab clients set up construction management companies and run the draw deposits through their business account and then leverage the cash flow of the draws to get the additional business line of credit to use as gap money. 

Just another way to leverage your cash flow to access more capital.

If the sellers son did not sign the lease I believe he should be able to be removed as a trespasser? The parents have moved out so should have their son. Have you talked to the local authorities?
