Hi @Seth Young. Low property tax and high positive cash flow are the 2 biggest reasons. And now that you mention about higher appreciation. I am still exploring other possible places (e.g. Memphis) across the US to see what sticks. Do you have other recommendations ?

I would like recommendations on turnkey providers in Birmingham, AL area. I searched the BP forum/online & found some good reviews on spartan invest in AL.

Outside of this suggestion, I would appreciate thoughts from the community on Birmingham, AL as a market for investment via the turnkey route.
