Thanks guys! Christian, it was a SFH. I think I'd have to keep COTS for a year though..

Aaron - Thanks, yeah I'm not sure if I'm able to screen the tenants b/c according to the lease they are the tenant and they sublet it to one of their 'approved' people.

I'm glad I avoided a potential bad situation.  Thanks to you guys.

Thanks Christian.  To answer your question, I'm not doing business with them - my realtor mentioned one of the properties they wanted me to consider is currently managed by them.  Its SW Detroit, near Mexicantown.   I don't know much about COTs except what I read on their website so your response and insight helps me tremendously.  That's definitely something I don't want to deal with and you're right, it seems like a bigger headache than I need.  I wasn't thinking about the power of an unlimited checkbook and how it looks if a landlord is kicking out abused women and children.

Recently I was looking at a few investment properties in Detroit.  The research stopped for a few reasons but recently came across an opportunity which sounds pretty good but would like to hear from the experts on these forums.  

Has anyone worked with or current works with COTS?  I would love to hear your experiences.  

A bit about the property:

Unit is tenant occupied, generating monthly income.  The property is managed by COTS and they are the tenant who sublet it to a participant in their program.  Rent is paid monthly by COTS, most utilities paid by the tenant.
