The seller lives up the street and has a legal problem with her husband- he's going to jail for a spell- or will surmount legal bills.. The house is listed with an agent at 199K. I was told it will be a short sale. I was told it is a preforeclosure. My limited understanding of a short sale is that it takes longer to close than a traditional sale? Am I missing some vital factor here involving the components of a short sale. The house is newer 2003. I have an offer in at 170K- which was put in 6/16. Have heard back from the realtor saying the bank has 50 or more cases, and that it takes time. The house is vacant. I need this first deal to be a positive experience. Am missing any obvious points :idea: here

BTW I have not spoken to the seller to explain I will try a short sale because I did not understand the "short sale"

thanks- no, the comps average 225K- why say 240k?

Okay, we do our own books but were just puting this bit of information/advice out there-- it came, as I said, from a former account/tax agent :D

Stuck an offer in on a preforeclosure. Did some research and found the sales price in 2003 150,850$. Second mortgage at 55K, they have list price of 199k, I have comparables in the area. I offered 170K
