I just went through this and my hvac guy told me to go with the 80% because it worked better in my set up. People think the 95% is always better and it really depends on the space you are in. I don't think most renters are that knowledgeable about efficiency ratings on furnaces. I would actually get another bid.

I've had not cooling complaints about these 100 plus days but there is nothing you can do. It takes time to cool a house.

Yes, that was my plan but I'm leaving the city in August for Nantucket so maybe it will be waiting for me when I get back.

Yes I bid on a bank sale, low balled with a cash offer but the dummy bank decided to go with a financed higher offer. So the property sat empty for a couple months waiting for the financing and in the meantime, it was stripped and vandalized. So the financed offer fell through. Now the bank is back at square one.

I find the second floor easier to rent. Break ins and hearing people upstairs are issues for some.

I say 10% are wonderful tenants, i.e..always pay on time, never complain. These are the type of tenants that if I saw them on the street, I wouldn't recognize them as I never talk to them or see them. Then there are the 10% who are a nightmare. Constant calls with nonsense such as my cereal is stale and Its the landlords fault because the humidifier isn't good enough or the cat next door meows too much or the handyman smells. However, most tenants fall  somewhere in between. So it's a bell curve.

With this amount of work, I would show it. But honestly, in the time you took to take this picture, you could have attached that cabinet door. Stop posting and start working!

due on the first, late after the 5th. Watch the per date late fees, it's not legal in all areas.
