No need for all the aggravation and loses. All you need is to connect with someone that is doing deals there with a trusted team

I’m not doing this alone. I have a PM that handle the eviction and it’s taking longer than I expected. The eviction started in January and it took until April for the court to approve the eviction with the bailiff. Now that the tenant has move out, I learned they trash the place and I had to spend like $2k to clean up the mess before the PM team can move in and fix the place again. 

 Not sure who you are using, but 4 months is much longer than it should take, typically 45 DAYS. I know everyone out there, if you would like help feel free to reach out. 


 Its been terribly long this year like I commented before I think its averaging 3 months now. For some reason they aren't setting move out dates timely. 


 I think most the eviction is being hold at the court level. It take me a while to get a hearing date.

 Again not correct, typically 45 days, Not sure who you are working with but they do not see they are very competent

 Thanks Bob. I've been trying my best to keep track on the progress, but for some reason I've been hitting a lot of misfortune with this property. Hopefully it can turn around in a few weeks. Now, that the tenant are gone i can finally focus on getting the property back to where it needs to be. Going to see how long it's going take to make the property rent ready again. If I don't hear anything from my PM in a few weeks I will definitely reach out to you for new PM references.

Please see Jeremy post cause he explain it very well. You have to do your own due diligence!! My best answer to your question is to start interviewing property managers and start asking them questions because they will be your best resources and knowledge. 

From my experience in the Cleveland market is property manager will make your accumulate wealth or destroy your wealth. In my case, it started out as destroying my wealth because the property manager that I vetted turns out to be fake and that causes me to lose a lot of money. After I fire the PM and went with more experience one I found out my property perform better and the PM were making less excuses. So, the lesson of my story is if the PM sound to good to be true-- stay away. Also, look at their review online on what the customer are saying about the company. 

Here are some red flag (in my opinion) to stay away:

4-5 star rating with little to no written review.

PM that's in charge of everything (ie. one man show)

PM that offer you free service or over charge you.

PM that makes more excuses than finding a resolutions to your problem.

PM that talk way too much about their life and not focusing on your business (that happens to me). 

Any PM that has less than 8 years of experiences. 

Here are some good indicator of a good property manager:

Knows the local area.

Knows the local laws and rules. 

Very knowledgeable and focus on building your portfolio. 

Comes up with a solutions for your problems. 

Has many positive written reviews. 

Answer your question throughly with honesty

Currently the Cleveland market has been treating me with all shorts of surprises and barriers, but I do see there is a potential growth in the area as the city is trying to bring more workforce back to the city. Also, I would recommend conducting your due diligence before investing in the Cleveland market. What I found helpful is by talking to local property managers. They can give you good insight on the market and what types of rentals you should be aiming for. My strategy in the Cleveland market is buy buy and hold, and focus on the cash flow versus appreciation.

Is this in the City of Cleveland or a suburb?  In the city or Cleveland you need a registered bonded mover.  You can’t use a regular renovation crew, the bailiff won’t start without it.  

 This is in the city. Currently in working with my PM to short thing out with the tenant try to resolve it internally before I get the court involve.

 o.O I didn't expect the eviction would cost $2-3K. I'm working with a PM and their price for the eviction is $500. So, I'm guess the $500 is just the fees and the other stuff would cost more then.

 Thank you! My plan is to buy and hold for long term and with strong cashflow in the Cleveland market I think investing in the area is a good way for me to start out.
