most condos in Miami do not have reserves nor meet the lender requirements for a lower downpayment financing. most will require a 20-25% down

Hey Conrad, I am from Miami and work the Miami and Broward markets
I currently own 5 airbnb properties and helped a few clients last year get into airbnb properties.

Honestly, most markets/property types work as long as what you are buying works.
Numbers need to make sense, we need to know how much you are putting down and what you are thinking as with numbers.

Some areas of course work better then others, and some condos work better then others so there are many factors to consider.

from my knowledge, only if its your primary residence and you apply for homestead. You get a 50k reduction on the assessed value, but other then that. nothing you can do. Maybe go to the city personally and try to talk with them but if you look at the tax records and see the assessed value thats what your taxes are based on.

Hey Andreu, I know exactly what property you are talking about. I am a local real estate agent down here and work mostly with investors and multifamily so I look at properties everyday.
This one is in Fort. Lauderdale.

So look, if you don't yet have a realtor let's connect and I will be glad to help you with the entire process and post-closing as well. Analyzing properties, running numbers and seeing what works best for your situation.
If you do have a realtor already then great!
so to answer your questions, yes sometimes these duplexes have an additional studio or efficiency and its fine, the bank wont bother as long as it meets some guidelines.
My first triplex i bought as a primary residence with a 15% down but its a triplex. and crazy thing is that it only has one electrical panel. So yes South Florida is a little weird, just need to work with an agent and lender who understand and can make it happen.

Hello Claudia, great questions. I answer many of these in my youtube channel all about miami and investing in miami.

I also have 5 airbnb. I honestly feel like switching to long term, after you pay everything and the headaches it is not always worth it. But depends on a few factors of course.
Allapatah is great i like,
as with resources, agents, and google market stats. right now its a bit on the slower side but low inventory still so properties do go quick if well priced.
