I got mine from Ikea. You do run the risk of them not delivering on time or forgetting critical parts/pieces since they use a 3rd party delivery company. I have had friends and colleagues have good success with Home Depot. This will really depend on the area you are flipping in because the end buyer will expect a certain level of finishes in order to pay top dollar.

Since the garage was permitted, you should not tear it down. That permit gives you a bit of a fast track to converting it into an ADU. This is definitely more costly than tearing down and parking an airstream in place, you are exempt from lot-line setbacks and other restrictions that would exist if you were to try and build something from scratch. Though, since you already have a studio on the property, you may not be able to add density on your lot based on the zoning. A quick call to the city will give you that answer.

Generally, though, Oakland wants to see more legal dwelling units so there may be a way to work through this. I'd be happy to connect you with a few of my contacts and clients who have built ADUs and know the process. Feel free to DM me if you would like. 

I cant say that I have specifically. I have a few contractors who have solid reputation who Ill ask. Did you get an offer accepted with a 203k loan? Or is it a private transaction?

I agree with Brian. I think for a 3/1 in that part of mills college is in the mid to upper 2000's at most. You might also try to get high-quality photos if you haven't already. Make sure you look into the eviction process for owner occupied properties as the rules just changed in the last election. https://www.oaklandca.gov/topi...

That's rough man. I'm sorry you are experiencing that with family. Is he on title in any way? If not, then you likely have a case to issue a 3-day notice to pay or quit and proceed with the eviction. Because he hasn't been in for longer than a year, your timelines for that process are shorter per the Oakland Rent Control laws. Got it. The reason I ask is that you have to take a very different route relative to financing when you get to 5+ units. That may or may not work well with your goals. Is this strictly an investment or something you want to live in and self manage?

What is the reason behind wanting to go 6 or more if I may ask? Are you looking for a better return?
