@Ibrahim, Thanks for asking! I am sure it had a lot to do with the rapport that I already had with the owner. It did close faster because they were "covering" the down payment. They didn't pay out of pocket for it though, because they increased the price they were selling it for by the down payment amount. They were able to say they sold it for me more, but I don't know what they worked out with their CPA to make it beneficial. I have only done it once, probably not common. It would probably be harder to do in an extremely hot market like it is currently with so many cash offers, but it is still a good reminder to always think out side of the box.

New Build, Single Family Residence

What made you interested in investing in this type of deal?

It is medical professional neighborhood.

How did you find this deal and how did you negotiate it?

Drove past the new neighborhood as it was being built.

How did you finance this deal?

30 yr fixed, 10% down.

How did you add value to the deal?

Purchased when the market was down/slow beginning of COVID

What was the outcome?

Great location, values have already appreciated. Great rental market.

Lessons learned? Challenges?

Going back and forth between Equity purchases, and cash flow purchases helps with my husbands nerves as he is more risk averse than I am. We have found our rhythm.

Townhouse buy & hold investment in Huntsville.

Purchase price: $198,412
Cash invested: $6,000

New Build Town Home. Equity play, using Buy & Hold

What made you interested in investing in this type of deal?

I rented this town home when I was in college. When the owner decided to sell, I offered to buy.

How did you find this deal and how did you negotiate it?

From living there previously, and knowing the owner.

How did you finance this deal?

30 year fixed, nothing down. I asked the owner to pay the down payment for me but also increased the total price paid for the home by that same amount.

How did you add value to the deal?

By putting no personal money into it.

What was the outcome?

YTD over 20K of equity from renters, and market value range is 280K-300K so total equity is 120K in five years time.

Lessons learned? Challenges?

You can negotiate deals that are not conventional that work out for both the buyer and the seller.

Investment Info:

Small multi-family (2-4 units) commercial investment investment in San Antonio.

Purchase price: $345,000
Cash invested: $100,000

Purchased for cashflow. 4-Plex multifamily. All maintenance was deferred. Gutted the insides, all new everything. Flooring, appliances, windows, etc.

What made you interested in investing in this type of deal?

I had lived over seas for almost ten years, my husband wasn't comfortable investing as aggressively as I wanted to from other countries so as soon as I knew we were coming back stateside I found the biggest property I could, that I could also live in as a personal residence.

How did you find this deal and how did you negotiate it?

Flew to the states 6 months before we would move stateside to look at multi-plex properties & find a good agent. No property, but found a good agent that understood what I was trying to do. Ultimately found the property on zillow while in England had my agent give me all the info on it, and do a FaceTime walk through. Made an offer, had it inspected, and purchased it. Requested a lower price due to some inspection items, but ultimately knew we were buying a "hot mess" with a great upside.

How did you finance this deal?

Nothing down, 30 year fixed, as a personal residence.

How did you add value to the deal?

Renovated everything. Negotiated price down from inspection.

What was the outcome?

Increased rental income by 112.50% by renovating everything and increasing rent accordingly.

DON't pay your contractor till work is completed, this isn't Mayberry
