@Mark F. I am actually not sure. They did not say- just said we weren’t qualified because of income. You’d have to apply to see if you qualify.

So, there is an income cap, so unfortunately we couldn’t use the program. But for anyone who qualifies, it is an excellent option. They respond very quickly to the application.

Hi fellow Jersey Investors,

Wondering if anyone has heard of Bergen County’s HIP Home Improvement Program which offers loans to qualified individuals to use toward home improvements. The loan then does not to be repaid until the home is sold.

I can’t find info online on what the requirements are to be eligible so if anyone can offer insight, that would be most helpful! Thanks!

Thank you all- this was all very helpful and I now have a better idea of where to go from here. I will wait and save up a little more before proceeding.

My husband and I recently purchased a 2fam property(almost 6 mos ago) using a VA loan and I already want to start thinking about our second property.

Is it too soon to think about a HELOC? How much cash should we have saved before we consider going for it?

We went to our small community bank and were told we needed at least 30% down. Is that standard?

My question isn't necessarily real-estate related, but I figured I'd find an answer to my question here. Is there a platform similar to bigger pockets where I can find answers to stock trading questions- particularly trading options?
Also, what is the upside for renters not to use a broker? Do you still ask for a deposit?
Thanks, Joe Montone !!! I'm so thankful for Bigger Pockets. Any tips for a basement apartment?
Kanishk Dayal thank you for that resource! It's a 2fam + finished basement. We haven't closed yet, but about 350k and we are still doing research on how much we should charge. The units are each 2beds/1bath, closer to Rte 1.
Ajo George Thanks for sharing! I will check them out.
